Questions

Questions boards and managers ask.

Do you prepare our reserve study?

No. A reserve specialist or engineer does. We give them the equipment record for each machine we touched: age, run hours, condition and replacement scope.

How is a proposal priced?

Each scope line carries its own price in the packet, and the packet says how long the prices hold. Plants differ, so we don't print prices on this site.

Who do you talk to, the board or the manager?

Both. The manager is the day-to-day contact. The board gets the packet and its answers.

How long does a chiller or tower replacement take?

It depends on the machine, the access and parts lead time. The packet gives outage dates, and the manager approves them before notices go out.

How do you schedule around residents?

We plan work windows with the manager, around the elevator calendar and quiet hours, and we draft the notice residents get.

Do you work during the winter season, when more residents are in?

Yes. Plant work can go ahead in season in phases. A full shutdown is better planned for a quieter month, and the packet says which is which.

What do you do before a hurricane?

Buildings on a service agreement get a plant checklist before the season and again when a storm is named. After the storm, we restart plants once power and water are safe.

Do you take single-family homes?

No. We work only on condominium and homeowner associations.

Do you replace controls and pumps, or just service them?

Both. Larger replacements go into a packet like any other project.

Is there a service agreement?

Yes. Its terms are written before you sign: visits, log review, what is covered and how to cancel.
